1. What services do you offer as a property management company?

We offer full-service residential property management, including tenant placement, lease preparation and enforcement, rent collection, maintenance coordination, property inspections, financial reporting, and lease renewals.

2.  How do you screen prospective tenants?

We conduct a thorough screening process, including credit checks, background checks, income and employment verification, rental history review, and eviction search. Our goal is to place reliable, responsible tenants who will care for your property and pay rent on time.

3.  How is rent collected and disbursed?

Tenants pay rent securely online through our resident portal. We disburse owner payments electronically each month along with a detailed financial statement.

4.  What are your property management fees?

Our fees are competitive and vary depending on the level of service needed. We offer both tenant placement-only and full-service management plans. Contact us for a custom proposal tailored to your property.

5.  What happens if a tenant doesn't pay rent?

We handle all rent collection efforts, including late notices and legal notices. If necessary, we coordinate with an attorney to begin the eviction process in compliance with Florida landlord-tenant law.

6.  Do you handle maintenance and repairs?

Yes. When your property is tenant occupied, we coordinate all repairs and maintenance using licensed and insured vendors. We respond to both routine and emergency maintenance requests promptly to preserve your property and keep tenants happy.

7.  Do I need to have a property manager if I live out of state?

It is highly recommended to enlist the services of a qualified, experienced and professional property manager to handle day-to-day tasks, tenant relations, maintenance and compliance with local law.  In the state of Florida, property managers must be licensed real estate agents. 

8.  How are maintenance expenses handled?

We do not mark up vendor invoices. Owners are notified of repairs over a pre-set threshold and have access to vendor invoices and maintenance records via the owner portal.

9.  How often do you inspect the property?

We perform move-in, move-out, and periodic inspections (typically every 6 months) with photo documentation to ensure the property is being properly maintained.

10.  Can I use my own vendors for repairs or maintenance?

Yes, as long as they are licensed and insured. We’re happy to coordinate with your preferred vendors upon request.

11.  What are my responsibilities as a landlord in Florida?

You’re required to maintain the property in a safe and habitable condition, follow fair housing laws, and comply with lease and legal obligations. We help ensure compliance on your behalf.

12.  How long will it take to rent out my property?

On average, well-priced and well-presented homes in Pinellas County rent within 2–4 weeks, though timelines vary based on market demand, condition, and location.

13.  Do I need to register my rental property with the county or city?

Some municipalities in Pinellas County, such as St. Petersburg, require business tax receipts or rental property registrations. We assist owners in understanding and complying with local regulations.

14.  What types of properties do you manage?

We manage single-family homes, townhomes, condos, and small multi-family properties throughout Pinellas County, including St. Petersburg, Gulfport, Seminole, Largo, and the beach communities.  Our service offerings include annual leasing and management, short term leasing and management and community association management.

15.  How do I get started with your property management services?
